FMM: What does it take to be successful in the Luxury Real Estate Market
of Ottawa?

FMM: What are the hot areas?

The pandemic has provided homeowners with many decisions about their needs and lifestyle. Those that want more space, whether it be in terms of the size of house and yard or mixture of both have set their sites on the suburbs and rural areas with close proximity to Ottawa. A few of these neighborhoods seeing this positive growth is Kanata/Stittsville, Barrhaven, Manotick, Greely, Riverside South, Orleans, Carleton Place, Kemptville, and Arnprior. These specifically, have seen tremendous growth in demand and property values. Within the city, the neighborhoods that are at the top of home buyers mind, offer a very convenient lifestyle to many amenities, outdoor recreation, sites of landmark attractions and close proximity to our downtown core are the Glebe, Old Ottawa South, Ottawa East, Golden Triangle, Rockcliffe Park, Westboro, Wellington West and Hintonburg.

These communities continue to be sought-after, amongst buyers in the luxury segment, in the Nation’s Capital.

FMM: You are an internationally quoted expert in all aspects of real estate and real estate investing in Canada. Are you seeing an increase in the real estate market Post-Pandemic?

The answer is YES! and not just an increase, it’s been explosive and setting new records each month for average sale prices, in the Greater Ottawa Area. Extreme low inventory, historically low-interest rates and money saved from not spending on lifestyle needs and wants, have afforded buyers the means to purchase and sellers to capitalize on a very strong seller’s market, that we’ve seen since the pandemic hit in winter 2020.

FMM: What is your advice for first home buyers?

If you want to purchase a new home, then it is fundamental to review your finances, get pre-approved, and based on that pre-approval decide how much of that you want to spend, so that you’re not house poor, can enjoy your lifestyle while putting savings away for a rainy day. I think the pandemic has taught us, that having a reserve, for unexpected circumstances are vital. Another tip is to ensure you put together your Home Team that is made up of a mortgage broker or specialist, real estate agent, lawyer, accountant, and other professionals, that are attentive to your questions and provide options and expertise, in their respective fields, that leads towards a successful purchase of your next home with the least stress as possible.

FMM: Share a story of where you Wowed! your client.

I’m lucky to have many and grateful for my clients. I had a family that was selling their father’s building, after he had passed. This building provided for the family for over 35+ years, and there was a lot of emotion attached to the sale. It sold for more than they expected and the mother/wife who had signing authority, gave me a huge kiss and said you took great care of us and my husband would be so proud. We’re forever grateful. It touched my heart and continues to today.

FMM: What do you love the most about being an Agent?

My clients. I focus 100% on my clients. Having a clear process for buying, selling, and investing, which is efficient and direct, allows for success. Listening to my clients and answering their questions, no matter how many they have or repeated.

FMM: Is 2021 the year to buy real estate?

If you want to buy a home, then it’s going to be done in the local market that you reside in, with the market conditions present. The Greater Ottawa is still affordable when compared to other cities in Canada and when compared to other world capital cities, very affordable, which is just one driver for the uptake in demand from buyers to want to live in Ottawa and surrounding communities.

Some trends that I see growing and ones that I feel strongly in, from a marketing perspective surround content and lifestyle creation for your socials, custom drone, and lifestyle storytelling video and capturing those special features that set the home your representing apart from the competition. For Buyers, once more people have been vaccinated and lock down measures have eased, the market will pick up and continue to be strong, given the very low supply of homes available for sale and the demand from buyers to purchase.
